Electrical Installation Condition Report

An Electrical Installation Condition Report is carried out to assess the safety and function of existing electrical installation within a property and gives a full report on its working condition. This report will determine whether the electrical installation meets regulation requirements and is in a ‘satisfactory’ or ‘unsatisfactory’ condition. It will detail a list of all observations affecting the safety of the electrics and what is required to bring them to regulation standards.

If unsatisfactory, the devices, electrical installation, lighting, switches sockets or protective bonding will be assigned a code. Below are the codes which fall under the unsatisfactory category.

  • C1 – Danger present, risk of injury, immediate remedial action required
  • C2 – Potentially Dangerous, urgent remedial action required
  • FI – Further investigation required

If satisfactory, the code issued will be C3 – improvement recommended.

If we issue a C1 code, we will implement temporary measures to ensure the unsatisfactory installation is deemed as safe. It is then the owner’s responsibility to arrange repair or replacement to ensure it meets regulation standards.

A C3 code does not mean the installation is unsafe and will not impose a requirement for work to be completed on the installation. If all installations are reported as C3, the property will be deemed satisfactory and a report will be issued to the owner.
